Two villas in the same compound can have different lease clauses. Some neighbourhoods feel built around dogs; others feel like they tolerate them. The difference matters before you sign, not after.

How to read a Dubai listing for pet-friendliness
Eight questions to ask in writing before signing a tenancy. A verbal assurance from an agent is not enforceable — the lease clause is.
- Written pet permission in the lease. A line such as "tenant may keep one dog under 15 kg, registered with Dubai Municipality" is the gold standard. A spoken "yes, no problem" is not.
- Pet deposit amount. Refundable on move-out, typically AED 500 to 2,000. Some buildings reduce it for sterilised dogs.
- Lift, common-area and balcony rules. Some towers require dogs to be carried in lifts. Some forbid balcony toilet pads. Ask specifically.
- Weight or size restriction. A common cap in Marina and parts of JLT is 15 to 20 kg. If your puppy will grow above that, this is the rule that ends the tenancy.
- Breed restrictions. A few buildings restrict bulldog-type breeds, mastiffs and certain working breeds. Ask before committing.
- Number of dogs allowed. Some buildings permit one dog only. If you plan to add a second, widen the clause on day one.
- Vaccination certificate requirement. Most buildings now ask to see a current vaccine card before releasing the pet deposit.
- Microchip on record. Mandatory in Dubai for any registered dog, so rarely a surprise — but confirm the building wants the microchip number filed.

These are the families-with-kids-and-dogs heartlands. Private gardens, walking-friendly streets, parks built into the master plan, and broadly relaxed pet rules. Damac Hills is particularly known for its dog-walking corridor. The hard truth about Dubai dog-walking is that it lives in three places: dog-permitted public parks, designated dog beaches, and cafés with outdoor terraces.

Buying vs renting with a dog
Renters have flexibility but live under building rules. Owners in apartments still live under Owners Association rules — OA bylaws in some Dubai towers cap dog size, restrict breeds, or set common-area protocols. Freehold villa ownership is the most liberating outcome. The owner sets the rules within the bounds of community CC&Rs, which are usually relaxed in dog terms.
